Documentation Needed for Mortgage Application

Every mortgage loan requires certain documents to prove everything in your application is true and correct. These documents are uploaded with your loan application to for the lender's review. The lender has underwriters assigned to reviewing your loan from every angle including income analysis, verification of assets, and credit history review.

Here's the list of what you need to collect!

For Every Loan:

  1. Copy of your Valid ID (Driver’s License, Passport, Green Card, etc)

  2. Paystubs covering the most recent 30-day period and listing the year to date total (YTD)

  3. W2’s for the most recent two years

  4. Signed/filed Federal Tax Returns (all pages/schedules)

  5. 2 months most recent bank statements—all pages
    for the most recent two months for all checking and savings accounts.
    All pages please, must reference acct # and name.

  6. Retirement Account statements – 90 days

  7. Current Mortgage statement(s) (if any)
    Copy of your current lease agreement (if renting) or copy of mortgage statement if you have mortgages. Please provide a list of ALL properties owned.

  8. Human Resource contact information at current employers

If Applicable:

  1. Bankruptcy papers (including all pages and discharge paperwork)

  2. Divorce decree and/or Child Support Court Order + 12 months bank statements proving receipt each month.

    • If receiving child support, please provide child(ren)’s birth certificates as well.

If Self-Employed:

  1. Federal Business Tax Returns for the most recent two years + K-1s and 1099s
